Al Jaddaf
Dubai’s creekside apartment district next to Downtown, on the Green Line metro.
Dubai’s creekside apartment district next to Downtown, on the Green Line metro. This is my full guide — the location and the story, the developer, the amenities, the developments, and the numbers that matter.
The location
Al Jaddaf sits on the historic Dubai Creek, between Downtown and Business Bay to the west and Dubai Healthcare City and the Jaddaf Waterfront (Culture Village) to the east. It is an apartment-led district anchored by Al Jaddaf Metro on the Green Line. The Culture Village pocket adds a premium creek-facing enclave that includes Palazzo Versace and the D1 Tower.
The developer
Al Jaddaf is not one developer’s product. The Culture Village / Jaddaf Waterfront masterplan was laid out on the Dubai Creek by government-linked planners, and the plots were then built out by a mix of developers, which is why the district’s quality and pricing vary building to building.
At the top end, Enshaa built the two landmarks — Palazzo Versace and the 80-storey D1 Tower, both completed in 2015. In the mid-market, Binghatti has effectively made Al Jaddaf its home turf, with more than a dozen towers here from the early Binghatti Avenue and Gateway to the current studio-to-3-bed wave. Azizi, Sobha and several boutique developers add further supply.
In my opinion, that mix is the whole point of buying here: you can pick your risk level. A completed Enshaa tower is a proven, view-led hold; a new Binghatti studio is a yield-and-payment-plan play. Because so much is being built at once, I would weigh each specific tower and developer on its own record rather than on the Al Jaddaf name alone.

Amenities & attractions
Al Jaddaf is a practical, connected commuter-and-investor district rather than a nightlife destination. Tenants skew toward healthcare and Downtown professionals who want a metro-linked apartment at a discount to Business Bay. The creek and Culture Village pockets add a quieter, more premium waterfront feel at the eastern edge.
Al Jaddaf Metro
A Green Line station inside the district gives step-free access to BurJuman, Deira and the wider network without a car.
Dubai Creek frontage
Waterfront promenades and creek views along the Jaddaf Waterfront and Culture Village edge, with a premium on creek-facing stock.
Dubai Healthcare City
The adjacent medical free zone, with hospitals and clinics, is a major source of professional tenants and steady rental demand.
Palazzo Versace & hotels
The five-star Palazzo Versace and several branded hotels anchor the upscale end of the district and lift the address.
Retail nearby
Dubai Festival City Mall and Wafi are a short drive, and Dubai Mall is about ten minutes away.
Freehold
Al Jaddaf is open to all nationalities, but freehold is not uniform across the area. 329 plots only became eligible to convert in 2025, and conversion is an application rather than an automatic upgrade, so check the deed for the specific unit.
A sizeable ready stock of studios to 3-bed apartments trades from roughly AED 500K, with the bulk of activity in studios and one-beds priced for yield.
An active off-plan pipeline from Binghatti, Azizi, Sobha and boutique developers offers entry from around AED 775K on staged payment plans.

Figures are DLD and portal market data for 2026, blended across inland and creek-facing stock, and given as ranges. Ask me for the numbers on a specific building.
In my opinion Al Jaddaf is one of the better value-for-connectivity plays on the creek: a Green Line station and roughly ten minutes to Downtown and Healthcare City, at a real discount to Business Bay. Studios and one-beds are the yield sweet spot, around 7 to 8% gross in my read, not the top-end marketing numbers. The main risk is the mid-market off-plan wave: a lot of new studio supply could cap rent growth, so I would buy proven buildings or well-priced off-plan, not the most expensive new launch.
Common questions about Al Jaddaf
How much does an apartment in Al Jaddaf cost?
Studios start around AED 500K and apartments trade at roughly AED 1,200 to 1,900 per square foot, so it is a real discount to Business Bay next door. In my opinion the studios and one-beds are the sweet spot here because they carry the strongest yields.
What rental yield can I expect?
Yields run at about 6 to 8% gross across the district, and studios sit at the top near 7.5 to 8.5%. If you ask me the honest read is 7 to 8% on a studio or one-bed, not the top-end marketing numbers you sometimes see.
Is Al Jaddaf built by one developer?
No. Enshaa built the two landmarks, Palazzo Versace and the D1 Tower, back in 2015, and Binghatti has since built more than a dozen towers here, with Azizi and Sobha adding more. In my opinion you should weigh each specific tower and developer on its own record rather than on the Al Jaddaf name.
Is Al Jaddaf a good investment?
It is one of the better value-for-connectivity buys on the creek, with a Green Line station and about ten minutes to Downtown and Healthcare City at a discount to Business Bay. The honest risk is the mid-market off-plan wave, because a lot of new studio supply could cap rent growth, so in my opinion I would buy proven buildings or well-priced off-plan and not the most expensive new launch.
