Versace-branded serviced residences on the Dubai Creek at Culture Village, ready and fully furnished. This is my full guide — the location and the story, the developer, the amenities, the layouts, and the numbers that matter.

The location

Located in Culture Village on the Jaddaf Waterfront, Al Jaddaf, directly on the Dubai Creek. It sits beside Dubai Festival City and Dubai Healthcare City, minutes from Downtown across the creek, with Al Jaddaf Metro close by. It is one development within the wider Al Jaddaf area.

When it began. Construction began in February 2007; the hotel and branded residences completed and opened in 2015, with handovers from 2015–16. Launch pricing. Not reliably available.

The developer

Enshaa PSC is a boutique Dubai developer focused on a small number of high-end, landmark assets rather than a broad community pipeline. Its two defining projects sit in Culture Village on the Dubai Creek waterfront: Palazzo Versace Dubai, the Versace-branded hotel-and-residences complex that opened in 2015 with 169 residences, and the neighbouring D1 Tower, an 80-storey residential skyscraper completed in 2015 with over 500 apartments. It is a niche luxury developer, not a mass-market builder, and its brand rests almost entirely on these signature towers.

Enshaa does not operate at volume, so there is little transaction history to benchmark against. Its units in Palazzo Versace and D1 trade in a thin, specialist segment where deals are infrequent and buyer-specific. Both flagship projects were completed and handed over, which is the relevant delivery point, though as with several Culture Village schemes the wider district took years to mature around them. In my opinion, buyers here are really underwriting two specific buildings rather than a company with a repeatable pipeline.

Build and finish quality on the flagship assets is high, appropriate to their luxury and branded positioning. The Palazzo Versace fit-out in particular is a genuine high-end product. The trade-off is liquidity: because these are niche, high-priced units, resale is slow and pricing can be volatile, and values depend heavily on how the surrounding Al Jaddaf area develops. In my opinion, Enshaa’s product holds up well physically, but it suits buyers who want the specific asset and can accept a thin secondary market.

Amenities & attractions

Buyers here are trophy-asset and lifestyle purchasers who want a fully-serviced, furnished creek-front address with a global fashion brand attached. It draws international investors, Golden Visa buyers and part-time residents who value hotel service over space efficiency. It is not a value or high-yield community.

Price ranges from Bayut and PropSearch transaction data (2024–2026); sold prices span roughly AED 1,150–2,450/sqft by unit and vintage. Service charge is an estimate — branded serviced residences here carry among Dubai’s highest charges, which materially cut net yield below the gross figures shown.

My take

In my opinion Palazzo Versace is a brand and lifestyle buy, not an investment I would underwrite on numbers. The furnishings and hotel service are genuine, but the service charges are punishing and quietly erode the yield. Resale sold prices sit well below asking, so there is negotiating room and a soft spread that signals limited liquidity. It suits a buyer who wants a turnkey, serviced creek-front trophy and does not need it to cash-flow; the main risk is a thin buyer pool on exit and ongoing fees.

Common questions about Palazzo Versace

How much does a unit in Palazzo Versace cost?

Two-bedroom residences start around AED 3.7M and run to about AED 4.3M, and the typical price sits near AED 2,000 per sqft. Three-bedroom layouts and duplexes trade around AED 5.5M to AED 7M, and the penthouses are on request.

Is Palazzo Versace ready or off-plan?

It is ready and has been since 2015, so everything here is resale and the units come fully furnished in the Versace fit-out. There is no off-plan phase because the building is complete and occupied.

What rental yield can I expect?

Two-bedroom units show around 5 to 6% gross and the larger three-bedroom and duplex layouts around 4 to 5% gross. In my opinion the net figure is well below that because the service charges on a branded serviced building are among the highest in Dubai and they eat into the yield.

Is Palazzo Versace a good investment?

In my opinion this is a brand and lifestyle buy rather than something I would underwrite on the numbers, because resale sold prices sit well below asking and the buyer pool on exit is thin. It suits someone who wants a turnkey serviced creek-front unit and does not need it to cash-flow.
