Business Bay
Dubai’s canal-side business district beside Downtown, built for yield
Dubai’s canal-side business district beside Downtown, built for yield. This is my full guide — the location and the story, the developer, the amenities, the layouts, and the numbers that matter.
The location
Business Bay sits immediately south of Downtown Dubai along the Dubai Water Canal, straddling Sheikh Zayed Road and Al Khail Road. It is one Red Line metro stop from Dubai Mall/Burj Khalifa, has its own Business Bay metro station, and DIFC is a short drive north, with Marasi Bay adding ferry and abra water access.
When it began. Master-planned by Dubai Properties in the mid-2000s as a ‘city within a city’, Business Bay broke ground around 2003–2005; the Dubai Water Canal opened in 2016, turning it into a waterfront district, and new towers continue to rise heavily into 2026. Launch pricing. Early off-plan launches (late 2000s) started roughly AED 900–1,100/sqft; today entry studios begin near AED 680K–800K and average sale prices run around AED 2,000–2,673/sqft.
The developer
Business Bay was master-planned by Dubai Properties (part of Dubai Holding) in the mid-2000s as a ‘city within a city’, but unlike a single-developer community it is built out tower by tower by dozens of developers — Omniyat, Select Group, DAMAC, Emaar, Dubai Properties and many mid-tier names.
That mix is the district’s defining feature. Quality varies sharply building to building, from ultra-luxury branded residences (The Lana, Vela, SLS) to generic investor towers. There is no single owners’-association standard, so due diligence on the specific building — developer, service charges, management — matters more here than in a master community.
The upside of the mixed model is choice and liquidity: Business Bay is one of the most heavily traded districts in Dubai, so entry and exit are easy. In my opinion you buy the building here, not the area — pick a reputable developer and a differentiated, canal-facing or branded tower over a commodity one.
Amenities & attractions
Business Bay pairs a central business address with a canal-side lifestyle — the boardwalk, dining and Downtown proximity are the draw, tempered by the density and churn of a high-rise investor district.
Dubai Water Canal
A 3.2km waterway with a 6.4km landscaped boardwalk for running and cycling, plus waterfall bridges and ferry stops that anchor the waterfront lifestyle.
Bay Square
A low-rise pedestrian retail and F&B hub of cafes, restaurants and boutique offices in the heart of the community.
Marasi Business Bay
A canal-front promenade of dining, floating venues and yacht berths, adding a marina-style leisure edge along the water.
Luxury hotel residences
Branded towers including SLS Dubai, The Lana (Dorchester), Paramount and Vela by Omniyat bring hotel service and dining into the mix.
The Opus by Zaha Hadid
An iconic ME by Melia hotel-and-office landmark, one of several signature towers that define the skyline.
Downtown on the doorstep
Dubai Mall, Burj Khalifa and Dubai Opera are all roughly 5–10 minutes away, giving residents Downtown amenities without Downtown prices.
Most of the district is built and occupied, including Executive Towers, Bay Square, The Opus, Paramount, DAMAC Maison towers, Peninsula clusters and numerous canal-side residences, with active retail, hotels and the boardwalk operational.
A large pipeline remains under construction, with roughly 10,000+ new units projected by 2027 and up to ~19,000 by 2028, including branded launches like Vela, Vela Viento and Emaar’s Avarra tower.

Prices & numbers
| Unit type | Price / sqft | Gross yield |
|---|---|---|
| Apartments | AED ~2,000–2,673 | ~5.5–7% gross |
| Studios (prime / short-let) | AED ~1,900–2,400 | ~6.5–9% gross |
Prices, yields and transaction counts are blended from Bayut, Property Finder and portal data and vary widely by tower, floor, view and short-let vs long-let use. How Business Bay’s share of citywide transactions moved over the year is in my September 2026 market report.
In my opinion Business Bay suits an investor who wants a Downtown-adjacent address at a discount and values the ability to exit: around 11,600 sales a year, and the canal keeps end-user demand real. The clear risk is supply: with roughly 10,000+ units still completing through 2027–28, it is high-density and competitive, so rents and capital growth can compress in weaker cycles — I’d underwrite conservatively and favour differentiated, canal-facing or branded stock.
Common questions about Business Bay
How much do apartments in Business Bay cost?
Entry studios start around AED 680K and sale prices average roughly AED 2,000 to 2,670 per square foot, so you are paying a real premium for the Downtown-adjacent address. In my opinion the canal-facing and branded towers are worth the extra over a plain investor tower.
What rental yield can I expect?
Apartments run at about 6.5% gross and well-run studios on short-let can push toward 9%. If you ask me the yield is the main reason investors pick Business Bay over Downtown next door.
Is Business Bay built by one developer?
No, it was master-planned by Dubai Properties but it is built tower by tower by dozens of developers like Omniyat, Select Group, DAMAC and Emaar, so quality varies sharply building to building. In my opinion you buy the building here and not the area, so check the developer and the service charges and the management before you commit.
Is Business Bay a good investment?
It is one of the most heavily traded districts in Dubai at around 11,600 sales a year, so entry and exit are easy and the canal keeps end-user demand real. The honest risk is supply because roughly 10,000 or more units are still completing through 2027 and 2028, so in my opinion you should underwrite the rent conservatively and favour differentiated stock.
