D1 Tower
80-storey Enshaa residential tower on the Dubai Creek, next to Palazzo Versace.
80-storey Enshaa residential tower on the Dubai Creek, next to Palazzo Versace. This is my full guide — the location and the story, the developer, the amenities, the layouts, and the numbers that matter.
The location
D1 Tower stands on the Jaddaf Waterfront (Culture Village) stretch of the Dubai Creek, within Al Jaddaf, directly beside the Palazzo Versace hotel. Most units have open creek and Downtown-skyline views. Al Jaddaf Metro and Dubai Healthcare City are minutes away. It is one development within the wider Al Jaddaf area.
When it began. Launched around 2006 by Enshaa and completed and handed over in June 2015. Launch pricing. Not reliably available.
The developer
Enshaa PSC is a boutique Dubai developer focused on a small number of high-end, landmark assets rather than a broad community pipeline. Its two defining projects sit in Culture Village on the Dubai Creek waterfront: Palazzo Versace Dubai, the Versace-branded hotel-and-residences complex that opened in 2015 with 169 residences, and the neighbouring D1 Tower, an 80-storey residential skyscraper completed in 2015 with over 500 apartments. It is a niche luxury developer, not a mass-market builder, and its brand rests almost entirely on these signature towers.
Enshaa does not operate at volume, so there is little transaction history to benchmark against. Its units in Palazzo Versace and D1 trade in a thin, specialist segment where deals are infrequent and buyer-specific. Both flagship projects were completed and handed over, which is the relevant delivery point, though as with several Culture Village schemes the wider district took years to mature around them. In my opinion, buyers here are really underwriting two specific buildings rather than a company with a repeatable pipeline.
Build and finish quality on the flagship assets is high, appropriate to their luxury and branded positioning. The Palazzo Versace fit-out in particular is a genuine high-end product. The trade-off is liquidity: because these are niche, high-priced units, resale is slow and pricing can be volatile, and values depend heavily on how the surrounding Al Jaddaf area develops. In my opinion, Enshaa’s product holds up well physically, but it suits buyers who want the specific asset and can accept a thin secondary market.
Amenities & attractions
D1 Tower is a landmark residential high-rise for buyers who want a completed, view-led creek apartment next to Palazzo Versace. It appeals to end-users and yield investors alike, with a tenant pool drawn from Healthcare City and Downtown. The feel is quiet, waterfront and vertical rather than street-level buzz.
Creek & skyline views
The tower’s height and creek-edge position give most units open water and Downtown-skyline views, its main draw.
Palazzo Versace next door
Sits directly beside the five-star Palazzo Versace, sharing the upscale Culture Village waterfront setting.
Full-service tower
Studio-to-3-bed layouts with pool, gym, parking and 24-hour security, typical of a 2015-era luxury high-rise.
Metro-linked
Al Jaddaf Metro on the Green Line is a few minutes away for car-free access to the city.
Downtown proximity
Roughly ten minutes to Downtown and Business Bay, pairing a creek address with central access.
Proven building
Completed in 2015 with a real transaction history, so buyers can price it off actual resale data.
As a completed 2015 tower, D1 trades entirely on the resale market, with studios to 3-beds changing hands from roughly AED 856K to AED 4.5M.
None — the tower was delivered in 2015, so all stock is secondary/resale.
Layouts, and what they trade for
D1 Tower is studios to 3-beds. What each trades for now, as a range — the transaction count is thin, so treat these as guides and price off recent comps.
Compact creek-view units and the tower’s entry point for investors.
Larger-than-typical one-beds with a creek or skyline aspect.
Family-sized layouts commanding the bulk of end-user demand.
Top-floor and large-format units with the widest price spread in the tower.
Prices & numbers
| Unit type | Price / sqft | Gross yield |
|---|---|---|
| Studio | AED ~1,350–1,960 | ~6–7% |
| 1BR | AED ~1,700–1,900 | ~6% |
| 2BR | AED ~1,090–1,780 | ~6% |
| 3BR | AED ~680–1,850 | ~5.5–6% |
Only about 50 DLD sale transactions are recorded for the tower, so per-bedroom price-per-sqft ranges are thin and can swing widely (especially 3-beds). Yield ~6% is a building-level gross figure. Service charge is not reliably published for D1.
In my opinion D1 Tower is a buy-the-view-and-the-completed-status play more than a yield play — about 6% gross is fine for a landmark creek tower, at the bottom of the 6 to 8% the wider district runs at. I like that it is a proven 2015 building with real resale comps, so you are not underwriting off-plan risk. The thin transaction count means pricing is negotiable, so lean hard on recent DLD comps, not asking prices. A 2015 tower will start facing service-charge and refurbishment questions, so budget for that. I would see it as a stable creek-view hold rather than a growth story.
Common questions about D1 Tower
How much does a unit in D1 Tower cost?
Prices run from about AED 856K for a studio up to around AED 4.5M for a large three-bedroom, and the average sits near AED 1,808 per sqft. One-beds trade around AED 1.76M to AED 1.99M and two-beds around AED 2.6M to AED 2.9M.
Is D1 Tower ready or still off-plan?
It is ready and was handed over in June 2015, so every unit here is resale and there is no off-plan phase. Because it is a proven building you can price it off real transaction data rather than a brochure.
What rental yield can I expect?
The building runs around 6% gross across the unit types, and studios sit closer to 6 to 7%. In my opinion that is fine for a landmark creek tower, at the bottom of the district range, so I would treat it as a steady creek-view hold rather than a growth story.
Who is the developer?
D1 Tower was built by Enshaa, a boutique Dubai developer that also did the neighbouring Palazzo Versace. In my opinion you are really underwriting this one building rather than a company with a big pipeline, and the finish quality on it holds up well.
