Binghatti Starlight
Large studio-inclusive tower (~510 units) completing around 2026.
Large studio-inclusive tower (~510 units) completing around 2026. This is my full guide — the location and the story, the developer, the amenities, the layouts, and the numbers that matter.
The location
Binghatti Starlight sits in Al Jaddaf, the creekside district on the Dubai Creek between Downtown and Dubai Healthcare City. It is a few minutes from Al Jaddaf Metro on the Green Line, and roughly ten minutes from Downtown and Business Bay. It is one development within the wider Al Jaddaf area.
When it began. Launched around 2023 with handover around 2026; listed as completing. Launch pricing. From ~AED 850K (studio).
The developer
Binghatti Developers is a fast-growing, family-owned Dubai developer founded in 2008 and known for high-volume output and bold, sculptural facades. Al Jaddaf is effectively its home turf: it has built or is building well over a dozen towers here, from the early Binghatti Avenue and Gateway to the current wave of studio-to-3-bed towers. Beyond Al Jaddaf it has expanded into branded projects with Bugatti, Mercedes-Benz and Jacob & Co, which has raised its profile considerably.
Of the twelve Binghatti towers I cover in Al Jaddaf, nine are handed over or completing and three are still off-plan, with dates running into 2028. Entry prices start from about AED 600K and the payment plans vary by tower. In my view that record places Binghatti between the government-linked developers and a first-time private builder on execution risk. Not every date is firm — some are approximate and one is not yet published — so confirm the handover date on any off-plan tower before you buy.
Build quality is functional mid-market rather than luxury. The facades are the headline; interiors and finishes are standard for the price point, and service charges are typically reasonable. Because Binghatti builds so much in one area, resale and rental stock compete heavily with each new handover, which caps capital growth even as gross yields stay strong. In my opinion, a Binghatti tower in Al Jaddaf is a yield play first: buy the studio or one-bed for income, not the large unit for appreciation.
Amenities & attractions
Al Jaddaf is a practical, connected commuter-and-investor district rather than a nightlife destination. Tenants skew toward healthcare and Downtown professionals who want a metro-linked apartment at a discount to Business Bay. The creek and Culture Village pockets add a quieter, more premium waterfront feel at the eastern edge.
Al Jaddaf Metro
A Green Line station inside the district gives step-free access to BurJuman, Deira and the wider network without a car.
Dubai Creek frontage
Waterfront promenades and creek views along the Jaddaf Waterfront and Culture Village edge, with a premium on creek-facing stock.
Dubai Healthcare City
The adjacent medical free zone, with hospitals and clinics, is a major source of professional tenants and steady rental demand.
Palazzo Versace & hotels
The five-star Palazzo Versace and several branded hotels anchor the upscale end of the district and lift the address.
Retail nearby
Dubai Festival City Mall and Wafi are a short drive, and Dubai Mall is about ten minutes away.
Freehold
Al Jaddaf is open to all nationalities, but freehold is not uniform across the area. 329 plots only became eligible to convert in 2025, and conversion is an application rather than an automatic upgrade, so check the deed for the specific unit.
Handed over (or completing now) and available on the resale and rental market. Launched around 2023 with handover around 2026; listed as completing.
The developer allocation is largely placed; most availability now is resale.

Prices & numbers
| Unit type | Price / sqft | Gross yield |
|---|---|---|
| Studio to 2-bed | AED ~1,500–2,050 (approx) | ~7–8% studio/1BR (area est.) |
Handover year approximate; price/sqft derived from listed prices and sizes, not official; yield is an area estimate.
In my opinion the studio at AED 850K is one of the better-value entries across this whole set. Big towers like this (~510 units) can flood the rental market at handover, so the headline yield may compress early. Good entry price, watch supply.
Common questions about Binghatti Starlight
How much does a unit in Binghatti Starlight cost?
Studios start around AED 850K, one-beds from about AED 1.25M and two-beds are quoted on request, and the price works out to roughly AED 1,500 to AED 2,050 per sqft.
When does Binghatti Starlight hand over?
It is completing now, with handover around 2026, and it was launched around 2023. Most of the availability now is resale because the developer allocation is largely placed.
What is the payment plan?
It is on a 70/30 plan, which normally means you pay 70% across construction and the last 30% around handover. That keeps most of the cost back until the tower is close to done.
What rental yield can I expect?
The area estimate is around 7 to 8% gross on the studio and one-bed. In my opinion the studio at about AED 850K is one of the better-value entries across the whole Al Jaddaf set, but a tower this size with around 510 units can flood the rental market at handover so the headline yield may compress early, and I would watch the supply.
